What to Know Before You Purchase Your Land or Lot
Talk to us first! Not all land is created equal. Good planning and investigation can save you money on lot preparation when you decide to build on your lot or land.
- Talk with us first. A good builder can save you time and money on things to consider before you buy a lot or piece of land. Sometimes a "good deal" on a piece of land or lot is in fact "too good to be true."
- A good builder will want to meet with you to see your land or lot early on in the process. They will make recommendations and start to determine the amount of lot preparation that may be needed.
- Make sure you thoroughly understand any building restrictions.
- Unless you have a large piece of land, have your house plans and specifications drawn up before you buy your lot, and buy the lot to fit your home. Many people don't realize the home of their dreams will not fit on their lot and end up having to redraw plans with a smaller home or sell the lot and start over.
- Understand the elevation grade of your lot. "Shooting the Grade" will help determine how much preparation needs to be done as it relates to the building pad, driveway, landscaping and proper water drainage. Remember that more preparation equals more money out of your budget before you begin building.
- Although hills, trees, rocks and long driveways are beautiful lot features, they can do a number on your budget. Ask your builder about ways to create balance between your budget and lot preferences.
- Water! When drilling wells, not all land has good or ample water supply, it's good to check before you buy.
